232 Alton

Miami Beach, Florida

A design studio led by KoDA’s principal and founder, Wesley Kean.

Can interactive public spaces combined with social housing improve a community? Yes. 232 Alton was designed as housing beyond luxury.

232 Alton is in the exclusive neighborhood of South of Fifth in Miami Beach, which has become home to fine dining, exclusive beach clubs, and recognized parks. Our site overlooks the Port of Miami and the Miami Skyline, it offers the most picturesque views.

The proposed project aims to offer affordable housing while having the benefits of its location. Due to the lack of reality, affordability has been the main driver because it encourages better health, well-being, and financial stability for its clientele.

232 Alton’s design and architecture are mainly composed of 3 rectangular double-loaded residential towers, a multi-purpose garden, and an aquatics center. Parallel to Alton Road sets the first tower, which is raised 15 feet above sea level. Above, the second tower is cantilevered and rotated to follow Miami Beach’s historic street grid, while also providing maximum shading and reducing thermal heat transfer to the rest of the complex. Other features such as a low emissivity glazing system allow us to minimize the infrared and UV lights, creating a more controlled environment to live in. On the rooftop level, a running track is located. Our circulation system not only connects the first and third towers but, has private access to meeting rooms available to rent for events.

Throughout the project, units were designed to take advantage of the space. Implementing micro-units with their own terraces, allowed us to maximize the number of people that would potentially live there.

Incorporating biophilic design with our architecture, allowed us to create an energetic and dynamic setting, a place where people can live, work, and learn. The biophilic design does not only improve physical conditions such as thermal and airflow variability but, it motivates its residents and visitors to connect more with nature.
